Salary: 80,000-120,000 THB

What you'll do:

• Identify and evaluate potential sites for new stores or alternative retail formats by conducting thorough market research and feasibility studies tailored to the local context.
• Mobilise internal and external resources to ensure all aspects of site selection, acquisition, and project execution are managed efficiently and collaboratively.
• Initiate detailed technical, sustainability, and financial analyses for each proposed project, ensuring alignment with organisational goals and budgetary constraints.
• Prepare comprehensive project studies that outline key risks, opportunities, timelines, and resource requirements for review by senior stakeholders.
• Negotiate favourable terms and conditions for purchase or rental agreements while maintaining positive relationships with property owners, agents, and legal representatives.
• Coordinate all legal due diligence processes to ensure compliance with relevant regulations and mitigate any potential risks associated with acquisitions or leases.
• Oversee the timely acquisition of necessary permits and permissions by liaising closely with government authorities and regulatory bodies.
• Monitor project costs against approved budgets on an ongoing basis, proactively escalating issues or adjusting plans when variances arise.
• Track progress of store construction works by collaborating with contractors, suppliers, and internal teams to ensure quality standards are met within agreed timelines.

What you bring:

• Demonstrated experience in managing complex real estate or retail expansion projects from inception through completion within budgetary guidelines.
• Fluency in both English and Thai is essential for effective communication with diverse stakeholders including local authorities, property owners, contractors, and internal teams.
• Proven ability to conduct comprehensive market research and feasibility studies that inform site selection decisions aligned with business objectives.
• Strong negotiation skills supported by a track record of securing advantageous terms in purchase or rental agreements while fostering positive relationships.
• In-depth understanding of legal due diligence processes related to property acquisition or leasing within Thailand’s regulatory framework.
• Experience coordinating permit applications and navigating approval processes with government agencies or other regulatory bodies.
• Excellent organisational skills enabling you to manage multiple concurrent projects while maintaining high standards of accuracy and timeliness.
• Financial acumen demonstrated through effective cost monitoring, budget management, and reporting throughout all phases of project delivery.
• Collaborative approach that leverages teamwork across functions while building trust-based relationships internally and externally.
