Facilities Management (Head of Operations) - Mixed Use
An exciting opportunity has arisen for a Head of Operations (x1 vacancy) to oversee the day-to-day management and facility operations of a prestigious mixed-use development in Bangkok. What you'll do:
As Head of Operations – Mixed-Use Development, your primary focus will be on ensuring smooth day-to-day running of all facilities within this landmark project. You will be instrumental in maintaining high service standards across multiple asset types while fostering strong relationships with tenants and stakeholders. Your ability to manage complex operational environments will be key as you work alongside various internal teams to deliver exceptional results.
The package includes base salary + performance bonus + provident fund
- Oversee all facility management activities including building maintenance, mechanical and electrical systems, utilities provision, security arrangements, cleaning schedules, landscaping upkeep, and safety compliance across the entire mixed-use site.
- Ensure full compliance with statutory regulations such as fire and life safety requirements, environmental standards, and internal company policies to maintain a safe and welcoming environment for all occupants.
- Manage outsourced facilities management service providers and contractors by monitoring their performance to guarantee service quality and operational efficiency at every stage.
- Establish comprehensive preventive maintenance programmes designed to ensure asset reliability while minimising any potential operational disruptions throughout the property.
- Handle tenant operational issues promptly by providing effective solutions that maintain high levels of satisfaction across retail, office, and residential components within the development.
- Apply commercial acumen to daily operations by balancing service quality with cost efficiency while always prioritising an excellent tenant experience.
- Work collaboratively with leasing, retail, and asset management teams to support tenant operations as well as commercial initiatives that enhance overall site performance.
- Provide valuable operational input for new tenants during fit-out works as well as for events and promotional activities taking place within the project.
- Identify opportunities to improve operational efficiency, optimise customer flow through the site, and elevate overall performance metrics for the development.
- Support budgeting processes and cost planning activities in close partnership with finance teams without direct profit-and-loss ownership.

To excel as Head of Operations – Mixed-Use Development you will bring extensive experience from roles involving large-scale facility management or operations oversight within multi-faceted properties. Your background should include exposure to environments where collaboration between commercial functions such as leasing or asset management was integral to success. You possess deep technical understanding of building systems which allows you to address challenges proactively while maintaining compliance with relevant regulations. - Bachelor’s degree in Engineering, Facility Management, Business Administration or related disciplines is required for this position.
- A minimum of 10–15 years’ proven experience in operations or facility management within mixed-use developments or similar environments such as commercial real estate, retail or hospitality is essential.
- Demonstrated expertise in managing complex sites featuring multiple asset types along with varied stakeholder groups is highly desirable.
- Experience working closely with commercial teams including leasing or asset management functions is considered advantageous.
- Strong technical knowledge relating to facility management practices including mechanical & electrical systems plus building operations is expected.
- Commercially aware mindset combined with a tenant- and customer-centric approach is vital for success in this role.
- Excellent stakeholder management skills coupled with outstanding communication abilities are necessary for effective collaboration.
- Proven capability in leading people through supportive leadership methods whilst developing high-performing teams is required.
- Structured thinking paired with hands-on problem-solving skills enables effective management of complex operational challenges.
