Financial Controller & Business Partner - Thai & Non-Thai

A leading residential real estate brokerage and technology platform in Thailand is seeking a Financial Controller and Business Partner (x1 vacancy) to join their team in Bangkok. What you'll do:

As Financial Controller and Business Partner based in Bangkok, you will be responsible for overseeing all aspects of financial analysis and business partnering within a thriving real estate technology platform. Your day-to-day activities will involve collaborating closely with management teams to identify revenue growth opportunities across multiple channels while building detailed business cases for new initiatives. You will prepare insightful monthly reports for senior leaders that translate complex data into actionable recommendations. In addition to leading budgeting cycles and scenario planning exercises.

The package includes base salary + provident fund

• Take full ownership of financial performance tracking by analysing actuals versus budget, identifying deviations, understanding drivers, and making actionable proposals to close gaps or capitalise on opportunities.
• Work collaboratively with management teams to identify and evaluate revenue growth opportunities such as new product lines, pricing optimisation, geographic expansion, agent productivity improvements, and conversion rate enhancements.
• Build robust business cases and financial models for growth initiatives while actively supporting their implementation alongside relevant teams.
• Analyse unit economics across various business lines and agent segments; recommend actions to improve contribution margins and customer lifetime value.
• Prepare and present monthly financial reports to senior leadership with clear commentary that goes beyond numbers to provide actionable insights.
• Lead annual budgeting processes, quarterly forecasting cycles, and scenario planning exercises to ensure financial health and strategic alignment.
• Act as the financial voice in leadership discussions by challenging assumptions respectfully, flagging risks early, and bringing a data-driven perspective to commercial decisions.
• Prepare professional board and investor reporting packs that tell a compelling growth story about the business.
• Proactively dig into financials to identify trends, anomalies, and opportunities others may miss; track key revenue drivers such as transaction volumes, deal sizes, agent productivity, and conversion rates.
• Identify cost reduction opportunities and operational inefficiencies by challenging spend patterns, renegotiating contracts where necessary, eliminating wasteful practices, monitoring cash flow closely, forecasting liquidity needs accurately, and supporting commercial decision-making with rigorous analysis.

To excel as Financial Controller and Business Partner you will bring extensive experience gained over 8–12 years in finance roles encompassing both analytical tasks like budgeting forecasting modelling as well as operational responsibilities such as process improvement compliance oversight team supervision. Your proven track record demonstrates an ownership mindset—taking charge of issues from start to finish—and a growth orientation that sees you actively seeking ways to enhance revenue streams or optimise profitability. You possess advanced analytical abilities coupled with strong commercial acumen which enables you not only to interpret complex data but also connect it meaningfully with broader business objectives. Your communication skills are exemplary allowing you to bridge gaps between finance specialists non-finance colleagues investors alike while presenting information persuasively yet respectfully. Experience within startup or scale-up environments equips you well for navigating ambiguity building processes where none exist adapting quickly as priorities shift. Familiarity with ERP/CRM systems adds further value especially if you've worked with platforms like Odoo Bitrix previously; CPD certification signals ongoing commitment towards professional development. Fluency in English is essential given the international nature of stakeholder interactions while Thai language proficiency would be advantageous though not strictly required.

• 8–12 years of experience in finance roles such as controlling or FP&A with a blend of analytical work and operational responsibility ideally gained within startup or scale-up environments.
